KEY FACTS ABOUT OUR INSURANCE SERVICES

1.0      Who Regulates Us

This Firm is not authorised by the Financial Services Authority. However, we are included on the register maintained by the Financial Services Authority so that we can carry out insurance mediation activity which is broadly advising on, selling, and administration of insurance contracts. This part of our business, including arrangements for complaints or redress if something goes wrong, is regulated by the Royal Institution of Chartered Surveyors (RICS). The register can be accessed via the Financial Services Authority website

2.0      Whose Products Do We Offer?

We offer products from a number of Insurers, tailored specifically to property related insurances. These currently include:-

  • Letsure
  • Leaseguard
  • Endsleigh
  • Rentguard
Although we have chosen to limit our choice in this way, we are not contractually obliged to deal only with these insurers.

3.0      What Service We Will Provide

We may advise and make a recommendation in certain circumstances after we have assessed your needs in relation to the type of property to be insured and the associated risks. The assessment will be based on the information we may have as managers of your property, together with any other information you may provide us with. This assessment may also include any requirement to insure your property as part of a common insurance policy, in accordance with the titles of your property, and will include consideration of the terms and conditions of the titles for your property, and any insurance in force over the whole of the common property. If it is a requirement of the titles that a common insurance policy has to be in existence, then it maybe that you have no alternative but to participate in that policy.

4.0      Payment for Our Insurance Services

In addition to the premiums charged by our Insurers, we currently obtain a commission from them. This reflects the amount of work undertaken by ourselves which would normally be actioned by the Insurance Company. Such tasks include Policy production, monitoring claims and collecting premiums. Castle Estates currently receive a commission of between 5- 25% of the gross premium paid for this service.  This commission does not affect the total premium due payable by our clients.

It is an RICS requirement for us to obtain our Clients consent to be paid this commission for arranging Insurance Policies and therefore you will be requested to sign a separate letter to this effect as and when a policy is taken out.

5.0      Data Protection Act 1998

Please note that all information about you will be treated as private and confidential, however we may use the details held to advise you of any other products and services which we may offer. We are registered with the Office of Data Protection and operate in accordance with the Data Protection Act. Your personal data will not be passed to any third party other than the Landlord of the property you have the right to see personal information about you that we hold on our records.

The firm will handle your complaint in accordance with RICS’ Complaints Handling Procedure. A copy of this is available on request.

If your complaint cannot be settled through the Complaints Handling Procedure, then you may be entitled to refer it to the Surveyor Ombudsman Scheme. 7.0      Protecting Your Money

We are covered by RICS’ Client Money Protection Scheme. Clients who entrust money to RICS members are protected in the unlikely event that it is mis-handled.
